Does your address list match reality?

Every organisation holding property has an address list, and none of them are clean. Drop yours in — any format, any mess. We clean it, match each row to its permanent NSW address ID, and flag the duplicates and the records that don’t exist. Then we’ll tell you which of them are on the market right now.

Resolve

Unit numbers, ranged addresses, abbreviations, four spellings of the same street. Each row is matched to one permanent G-NAF identifier — or honestly flagged as unmatched.

Reconcile

Duplicates collapse to the dwelling they describe. Lot/DP parcel references and addresses that don’t exist are named rather than quietly dropped.

Then status

Once a record has an ID, everything else follows: what’s on the market today, what just left it, what’s happening next door.

( 02 ) Why_We_Built_This

“On market” is just the trigger. The real redevelopment signal is the site itself — but the trigger is the part you can’t afford to miss.

Architects, developers, and interior designers all read the same playbook: an old house on a wide corner lot near transport beats the same house on a narrow, steep, constrained block. Those attributes are stable — you can score them any day of the year.

What changes is availability. Roughly 51,000 NSW properties are on the market at any moment, and a typical campaign runs about a month from listing to sold. Hear about a site in week three and the decision has already been made without you.

blipton is the timing layer. A daily on/off flip for every address tells you the first public day a candidate site becomes acquirable — so you can run your site-scoring against what’s actually for sale this morning, watch which suburbs are heating up, and point marketing and outreach at the streets where decisions are being made right now.

The off flip is worth as much as the on. An address that came off the market ten weeks ago has, in most cases, settled and changed hands — leaving a household whose decisions are still open, which is exactly when fitout, joinery, flooring and landscape work gets specified. Mail the two thousand addresses that turned over in your service area last quarter, instead of the five million that didn’t.

You already know how to read a site. What you can’t see is the moment it comes into play — and that’s the ingredient nobody else ships: a daily on/off flip on every address.

( 03 ) How_It_Works

Two clocks, deliberately. Market status moves daily. Addresses move quarterly.

The_Status_Layer
Updated daily

Each day we compile market status from publicly accessible listing directories, joined to licensed open government address data. We record an address, a status and a date — never listing content such as photographs, descriptions, prices or agent details. Each run builds a complete picture of every property currently advertised for sale in NSW, matches each one back to its address in the register, and updates that address’s status.

Anything that stops appearing is marked delisted only after a 3-day confirmation window, so a listing that briefly drops out and returns doesn’t flip your data back and forth.

4,905,892 addresses

Our address list is the Geocoded National Address File (G-NAF), Australia’s authoritative address register, published openly by Geoscape Australia. We load the complete NSW set (May 2026 release, GDA2020 datum) and collapse duplicate alias records onto their principal address, so every row is one real place.

We refresh it every quarter — because that’s how often the register actually changes, and it barely does. Between the February and May 2026 releases, NSW gained 15,482 addresses: a 0.34% change. Addresses are near-static. What changes daily is their market status.

( 05 ) How_We_Measure_Accuracy

…and why “accuracy” is the wrong word.

At any given moment, only about 1.1% of NSW addresses are on the market — roughly 51,000 out of 4.9 million.

98.9%

A system that simply labelled every address as not for sale would score 98.9% accuracy — and be completely useless. It would find zero listings.

So we don’t report accuracy. We report recall (of the properties genuinely on the market, how many did we catch?) and precision (of the properties we flagged, how many really are listed?) — measured only on the on-market class, where the signal actually lives.

If a vendor quotes you a single “accuracy percentage” on this data, they’re quoting you the base rate.

( 06 ) What_We_Don’t_Capture

…and won’t pretend to.

Off-market and pre-market sales
Properties sold quietly, without public advertising, appear in no public index. Industry estimates put this at 3–8% of genuine sales. We can’t see them, and neither can anyone else working from public data. Note that “off-market” in agent parlance means a property that is for sale but isn’t publicly advertised — blipton never uses the term for its own status. An address we report as “not on market” may still be quietly for sale through an agent’s private database.
Address-withheld listings
Some agents advertise without a street number (“address available on request”). We can see the suburb but can’t pin it to a specific address — so we don’t guess.
New-build and house-and-land projects
A large share of advertised stock in growth corridors is off-the-plan or land packages that don’t correspond to an existing dwelling. We classify these separately rather than forcing them onto an address.
Brand-new subdivisions
Addresses created since the last quarterly register release won’t exist in our base until the next one — up to three months.
Regional coverage is thinner than metro
We state this plainly rather than averaging it into a flattering statewide headline.

( 07 ) What_We_Publish

Facts, not content: an address, a suburb, a postcode, a boolean, a date.

We do not collect, store, or resell listing descriptions, photographs, floorplans, prices, agent details, or third-party listing identifiers. Our address strings are our own, derived from the public government register.
